VERY IMPORTANT INFORMATION, PLEASE READ CAREFULLY

**Upon vacating the unit, tenants are obligated to leave the unit/furnishings in a neat, cleaned and undamaged condition.  With the rent and all other charges paid in full, as indicated in the rental agreement.

**The following cleaning is required:

General Area:

  1. Walls/Baseboard are to be washed and all marks removed.
  2. Carpeting is to be professionally cleaned.  Window coverings are to be neat and cleaned to professional standards.
  3. Windows are to be washed and windowsills are to be dusted.
  4. Furniture is to be cleaned and polished.
  5. Light fixtures, lamps, shelves are to be cleaned.
  6. Locker, carport, garage area is to be swept and cleaned.
  7. All closets are to be swept and cleaned of all debris.
  8. Balcony, patio, yard is to be cleaned of all debris.
  9. Fireplace is to be cleaned.
  10. Arrange to have ALL trash outside hauled off BEFORE you vacate the unit.

Kitchen:

  1. Refrigerator must be defrosted, washed (including shelves), unplugged or turned off and the doors open.
  2. Range, oven, pans, broiler, grills, and shelves are to be cleaned.
  3. Hood and exhaust fan/filter are to be cleaned.
  4. Dishwasher and disposal are to be cleaned and in operating condition, sinks washed and disinfected.
  5. Cabinets, drawers, and shelves are to have all paper and utensils removed and wiped down inside and out.
  6. Floor under refrigerator is to be swept and moped.

Bathrooms:

  1. Tile is to be cleaned and grout cleaned.
  2. Medicine cabinet is to be cleaned inside and out including mirror and shelves.
  3. Tub, basin, shower and enclosure doors, counter top, toilets are to be washed inside and out and disinfected.

If cleaning of the unit is unacceptable at the time that the keys have been turned in to Area Rentals, our office will inlist services of maintenance personal and have the unit cleaned and the tenant will be responsible for all charges.  NO EXCEPTIONS!!!!

The day you vacate the unit is the day you must turn in all keys to our office by 5:00P.M. (Unit keys, laundry room, garage ect.)  You are charged rent for every day that you hold the keys in your possession, regardless of the date in which you have given notice, as we can not rent or show it to prospective tenants, assuming you are still living in the unit, as you are still in possession of the keys.
